Servicing

Annual fee for servicing is 15 EUR per m2. The fee covers the costs for the day and night control, scheduled and current maintenance in good order of all the internal and external engineering systems of the complex (water and sewerage, mineral water, electrical supply, and lift) incl. the costs of the consumed materials, depreciations of the measurements devices and instruments, provision of day and night guarding of the property, as a part of the whole complex, maintenance of order and cleanness of the pertaining thereto territories (lanes, playgrounds) daily and seasonal maintenance of green areas (grass areas, trees etc), prophylactic and servicing of the sanitary machinery of the property, performance of periodic current repairs of the façade, roof, gutters, replacing of small damages, rising as a result of harmful atmospheric conditions (frequent snowing in the region, heavy rains) administrative servicing of the entire complex, inclusive signing of contracts with state and municipality authorities, realization of payments, and counting of them, as well as the funds, which the hotel complex shall pay to third parties, which shall realize the compulsory periodical control of the building and the equipment, internal and external engineering system, lifts, issuance of license documents for the right of usage of the mineral water, water and sewerage, electricity (concession and other periodical payment, in accordance with the legislation in Republic of Bulgaria), payments into the organizations, performing the obligatory attestations of the official in the complex (work permit for work with certain machinery, work permits for the work of the guards), payments of the communication services (costs for phone of the guard, administrator, accountant), postal costs (for sending of reports), Internet (for bank operations and references), payment of the services of guarding company, payment of the electricity, for technical needs and lighting with the purpose of providing the safety of the estate property as a part of the hotel complex, payment for mineral water and water and sewerage (for technical needs), banking fees, for payments in cash, payment of salaries of the staff, fees and insurances related with the salaries of staff, when performing their work responsibilities.

Administration of the real estate property

The owners of the apartments in the hotel complex we suggest a contract for administration of your property. This includes the supposes income from the giving under rent of the apartment for usage by tourists and what percentage from the said contract shall be deducted by the hotel for administration of your property: insurance of the apartment, cleaning and maintenance of the apartment and the whole complex, laundry of sleeping underwear, transfer and accommodation of tourists, breakfast (open table) and servicing of the tourists, tourist fee for the staying of every tourist and hiring of staff in relation with the realization of the above said, costs for training and education of staff, advertisement presentation doing, activities for attraction of tourists, payment of bonus and commissions for the tour-operators agencies and mediators, activities for the whole year round development of the complex, as a whole year balneology center (execution of expertise and analysis of the balneology features of the mineral water, methodological preparation of prophylactic and curative courses), administrative activity in the complex in accordance with the requirements of the Bulgaria legislation for payment of compensations into tourists for not qualitative servicing or damages done by fault of the hotel.
